Dolomiti Asset Group applies the same objective screening standards across every community it manages — The Enclave and Arête Residences, both in Meridian, Idaho. We publish these criteria so every applicant knows how decisions are made and is evaluated by the same standard, consistent with the Fair Housing Act.
Who Must Apply
Every individual age 18 or older who will live in the home must submit a separate application and pay the applicable application fee. All information provided must be truthful and complete; material misstatements are grounds for denial.
Identification
Applicants must provide one valid government-issued photo ID, age-of-majority card, birth certificate, or Social Security card to verify identity.
Income
Applicants must show verifiable household income of at least 2.5 times the monthly rent. Acceptable documentation includes recent pay stubs, an offer letter, tax returns, bank statements, or a Social Security or pension award letter.
Credit and Rental Screening
Applications are evaluated by an independent screening service (RentGrow), which applies a statistical analysis of payment history, account types, outstanding debt, and account age. The result is one of three outcomes: Accepted, Accepted with Conditions, or Denied. “Accepted with Conditions” may require an additional deposit or a qualified guarantor.
Rental History
Management may contact prior landlords to verify rental-payment history, lease compliance, and the reason for vacating.
Criminal Background
We do not maintain a blanket policy excluding all applicants with a criminal record. Where a criminal history is considered, it is reviewed individually — weighing the nature and severity of the conduct and how recently it occurred — consistent with U.S. Department of Housing and Urban Development guidance.
Eviction History
A prior eviction may be grounds for denial. As with criminal history, the circumstances, outcome, and recency are considered individually rather than applied as an automatic bar.
Your Rights If You Are Denied
An applicant who is denied may contact the screening provider directly, dispute any inaccurate information in the report, and request re-evaluation. Where a decision is based in whole or in part on a consumer report, applicants receive the notices required by the Fair Credit Reporting Act.
